After a few days of rain a portion of the playground will begin to see landscape.
Located in Silverlake, the Angelus house addition consists of a kitchen remodel and dining room expansion. The set of stacking glass doors open the dining area out to the backyard expanding the room for larger dining parties and social events.
Evergreen Preschool Interiors
Paint and tiling of the open restrooms. The “pop”of green is seen throughout some of the classrooms, admin offices, and play areas.
Evergreen Preschool located in Pasadena is in its final construction phase and will be ready to open soon. The back classrooms open up to an outdoor deck and spacious playground.
BLUE ELF SUCCULENTS
Blue Elf Succulent, a worker – owned cooperative nursery and garden design service, provided a range of succulents and sansevierias throughout our new medical suite. The suite consists of different planting areas including niches with a honed marble white tile, hanging terrariums on double pyramid shapes that are made from clear glass panels with slim black iron edges.

Los Feliz home addition
Second story addition to a Los Feliz home which integrated existing details of their Spanish styled home.
Otsego Construction Progress
Located in Van Nuys this residential addition includes a large office space with millwork, a master bathroom, and master bedroom with a view out to VNSO Memorial Park .

LFCSA Volunteer Work
This last weekend the heat wave welcomed us with triple digits but it did not stop our office going out to Los Feliz Charter School and help their staff polish their playground and paint a new mural.
Near Completion, this bar exposes some of the existing masonry and brings in new elements that are functional to the space.

COCO COMMUNITY LOUNGE
Preserving the existing masonry of a 1920’s building, o42 restored Community Coalitions facade with large windows and a glass storefront allowing the interior to get the maximum amount of light from all sides of the building. The interior space includes a series of private offices, large open working spaces, community lounge (Image above), conference room,youth resource room, a fully equipped kitchen, and a large community meeting room.
COCO CONSTRUCTION PROGRESS
Rapid construction progress at Community Coalition these past few months. Demolition, framing, drywall, flooring, paint, and some of the millwork has been completed.

Bringing Change to South L.A.
Community Coalition works to help transform the social and economic conditions in South LA that foster addiction, crime, violence and poverty by involving thousands in creating, influencing and changing public policy. After residing in their building for 18 years,the organization decided to renovate their building to create a space that appropriately reflects its vision, values, professionalism and connection to the community.

Knuckle & Claw: Silverlake’s new lobster roll shop
We are excited to be a part of helping Chloe and Nikki open their new lobster roll shop! The storefront has been pushed back from the front of the building to allow for more seating outdoors than in, so that people can enjoy the fine LA weather and people-watching that is Sunset Blvd.
Rough framing is nearly complete and we are about to start the roof on a project in Atwater Village. We have been taking photographs from the same spot for the past few months with the hope that we might be able to create a timelapse of the construction.
After The Rains
If it never rains again, maybe that wouldn’t be so bad… After a week of straight rain we took the tarps off the roof to assess the condition of the wood. Prognosis: Clean!
UCLA SEEDS City
on a recent tour of UCLA’s Lab School, a great and innovative Pre-K-8, stephanie saw this city of skyscrapers created by the students.
